Most sales take two to four months from the first call to the closing. Here is the usual order.
Weeks 1 and 2: get ready
We meet, walk the property and agree on a price. You sign the listing agreement. I schedule photos and gather the papers buyers ask for, such as well reports, surveys and any permits.
Weeks 2 to 6: show it
The property goes on the market. Buyers and their agents come through. Offers usually arrive in the first few weeks. I bring you each offer and explain the price, the terms and how likely the buyer is to close.
Weeks 6 to 7: accept an offer
When you accept an offer, it goes into escrow. The buyer puts down a deposit and the clock starts.
Weeks 7 to 11: escrow
- Inspections: the buyer checks the property, and we agree on any repairs.
- Appraisal and loan: if the buyer has a loan, the lender orders an appraisal. A cash buyer skips this.
- Title: the title company confirms you can legally sell and clears any liens.
- Disclosures: you complete the required California forms. I help you with each one.
Closing day
You sign at the title or escrow office. When the sale records with the county, your money is sent to you, often within a day.
What can slow it down
Land sales and sales with a trust or several owners can take longer. Water, access and survey questions are the usual causes. Knowing that early keeps surprises small.
